Excellent visit to attend Hay on Wye festival where we stayed with my 7 year old grand daughter who loved crossing the brook and buttercup fields to go to Hay where there are book shops, cafes and friendly pubs. Buses run frequently during the day and evening so, despite the address, Adrian and Karen’s delightful B/B is located within minutes of the town’s amenities. Delicious breakfast with warm croissants and loads of fresh fruit; strawberries, blue berries and raspberries! Definitely the place to stay for the festival in Hay!

Despite the address, this B&B is in Hay-on-Wye (the border between England and Wales is at the bottom of the garden). The centre of town is a lovely 5-10 minute walk on a footpath across the brook and through meadows. The B&B is run by a friendly couple, Adrian and Karen, who will give you a terrific breakfast. Stayed May 2016, travelled with family

Lovely hosts Karen and Adrian really look after you at this fabulous B&B. You can walk into Hay and visit all the lovely bookshops and restaurants and also catch the bus or walk down to the Hay Literature Festival site (there is a short cut over the fields, which is so picturesque).

Had a great all too short stay at this relaxing guest house set in a perfect spot. Hosts were excellent, welcoming, nothing too much trouble but not in your face. Room was wonderful clean, very pretty – great bed really comfy- likewise the pretty slipper bath, Water was hot, those lovely soft white bathrobes are a real bonus and something others should do much too bulky to pack but great for a comfortable relax post bath…
Breakfast was superb so much to eat lots of choice we didn’t need lunch!!! Loved the granola and fruit and the toast lovely wholemeal I don’t usually enjoy it toasted but this was good be interested to know what it is. Great preserves we also had full English and a pain au chcolat!!! Good coffee from Black Mountain coffee roasters.
Location is great as you can combine walking with popping into Hay for a book browse or just a wander or to the pub etc. and can walk back.

Definitely be going back to this one.
